1. Title deed or Nor Sor 4 Red

The title deed is a land title deed issued by the Land Department under the Code. If you own it, you are deemed to be the owner of the land with complete ownership, with aerial photographs and clearly identifiable territories.

The title deed is the most obvious document showing ownership. You can buy - sell, transfer, mortgage or guarantee, but the buyer and seller must register the transfer of ownership in the presence of a competent official at the Land Department office only.

2. Utilization certificate or Nor Sor. 3 Kor. Green

Utilization Certificate or Nor Sor. 3 Kor. Issued by the government and the local sheriff. It is a document that certifies that the occupier is able to make use of the area, has clear aerial photographs and has fixed the location of the land in aerial photographs as a primary source. (The local sheriff will endorse it.)

Even if Nor Sor. 3 Kor. has aerial photographs and the exact location is specified, it is not considered a "land title" and "no title". But you can also buy - sell, transfer, bank mortgage. If there is a definite inspection of the area, then the person who is in possession can take evidence of the deed immediately without having to wait 30 days.

3. Utilization certificate or Nor Sor. 3 Black

The Utilization Certificate or Nor Sor 3 and Nor Sor 3 Kor are different as follows:

● Nor Sor 3 is a document issued by the local sheriff.

● Nor Sor. 3 Kor. is a letter issued by the land officer but has not been officially certified.

Both books will be issued by the government to general landowners without aerial photographs and no clear positioning. It looks like a map but can also be bought - sold, transferred and can be used to request a title deed.

But since both books do not have a clear air photograph, it is necessary to contact officials from the Land Department to conduct a survey and post a notice for a period of 30 days. If there is no objection, they can request the title deed to be issued immediately.

The picture above is an example of a title deed or Nor Sor 4. Most of the scammers used to counterfeit this document because Title deed or Nor Sor 4 is an important document showing ownership on that land and has the highest value among other title deeds.

At present, the title deed is 24×36cm. The paper has special yellow fibers and is manufactured overseas to prevent counterfeiting. Fraudsters will forge them to look like the real ones as much as possible. It can be very difficult for us to notice, but there are ways that can be checked with your own eyes:

2. Check with the signature and stamp of the officer.

3. Check from the land history behind the title deed.

Another point that we can check will be the back of the title deed. It will have a history of registration records that this title deed has been made through any transactions and juristic acts. More importantly, we can also check the list of current owners.

4. Verify by bringing the title deed to the land office.

When you do a preliminary check, the title deed is likely to be fake. The last method is for you to bring the title deed or copy of the title deed to "Land Office" to ask to see a copy of the land title deed at the Land Office for comparison between each other. The procedure for requesting to see a copy of the Title Deed at the Land Office can be done as follows:

1. You can go to the district or provincial land office in which the plot of land is located.

2. Don't forget to prepare a copy of your ID card and house registration because photocopying at the land office may be a waste of time.

3. When you arrive at the district or provincial land office, you can inform the staff that “Request a copy of the Title Deed” and the staff will then ask you to fill out a request form. You can follow the steps given by the staff.

4. Once you have completed the steps given by the staff, you can get a copy. Genie recommends that you check the title deed at the Land Office. If in doubt, you can ask the staff directly to resolve your doubts and not waste your time.
