News reports from PMCU indicate that PMCU has adjusted its master plan to accommodate the changing situation of the Covid-19 situation and consumer behavior because the original master plan was prepared 5 years ago. The next plot of land is Block 29 at the end of Rama IV Road on 16 Rai near Samyan Mitrtown in mixed-use form. Between 2018-1937, the goal is to transform the old shophouses in Pathumwan area into smart cities by focusing on developing the city to be economically viable because the land is located in the heart of the city amidst BTS and skyscrapers.

More than 4,000 commercial buildings in the old shopping area, both Chinese and Thai people of Chinese descent that grew from Yaowarat, are starting to be demolished and transformed into a mix-use of tall buildings. The total usable area per building is hundreds of thousands of square meters for building a new landmark. It will pull people into the area like a smart mix-use. Samyan Mitrtown 2.2 hundred thousand square meters that have popped up to replace the old low-rise commercial district, almost 200 booths on the corner of Rama IV Road, Phayathai intersection, not far apart. There is a plan to demolish the shophouses to build a mix-use or block 29 on a total area of 16 rai

PMCU states that if the building is out of lease, it won't contract as long as 10, 15, 20, 30 years like in the past because it's not worth it.

Currently, commercial buildings and shops in Sam Yan are being demolished to build condominiums. For example, the area between the Chula 100 Year Park and Sam Yan Market was completely demolished, except for the Chao Mae Thapthim Shrine. Even though Chula asked to move Chao Mae Thapthim Shrine to the park100 years, when there is a condition not to light incense or candles or the court keeper, the local people do not agree with it. This Chinese shrine has long been a center of faith for the Chinese settlers in Bangrak, Rama 4 and nearby areas.

This shrine originated from the beginning of the reign of King Rama V. According to the story of Mr. Pho Ployseesuay, the 4th generation's heir who oversees the shrine said that: His Great-grandfather (Mr. Zhu Sae Tang) received Chao Mae Tubtim from his brother found in the river to build a small shrine for worship. Later, Chinese immigrants settled in this area until they filled the area from Supachalasai Stadium to Rama 4. They had come to worship and worship and received success, so they built a large shrine. With the ability of Mr. Pho's great-grandfather to keep the Chinese people in the area in order, the authorities appointed Zhang Wang to his great-grandfather. Once, King Rama V came to pay respects to Chao Mae Thapthim quietly. And he bestowed the land to build shrines and where the Chinese people lived and worked for generations.

According to the stories of people in Sam Yan community, Chao Mae Tubtim Shrine has been located in Saphan Lueang area at Soi Chulalongkorn 30 since 1962. There is also evidence that the incense burner was bestowed by King Rama VI to Chao Mae Thapthim Shrine since 1911.

The valuable thing is that this shrine is an ancient Teochew architecture. What worries many parties is that this demolition may require restructuring to suit the new area. It would probably destroy the identity of the Teochew architecture and not let incense and no stage for operas, drum shows, firecrackers and open-air cinemas. As a result, the cultural activities associated with the shrine have faded, sure enough.

What is the conclusion of this project?

Based on the echoes of the residents, they felt that the renovation and development of Chula's land could have a negative effect on the residents of the area. When residents were evicted and buildings were demolished to renovate the streets, the neighborhood became secluded and unable to trade normally. Thansettakij news believes that people who used to live in this area will find a new place to live, either nearby or outside the city.

Commercially, Genie understands that maximizing or developing high-priced land to support a growing population will generate huge profits. But it is heartbreaking that historic sites or old communal architecture will be left in the past and replaced by skyscrapers.
